Miguel Marques dos Santos has written an article about the relationship between the luxury real estate segment and affordable housing, in Magazine Imobiliário.
The author questions the idea that the spread of luxury projects is responsible for the lack of affordable housing, considering it a false dilemma that distracts attention from the real barriers to accessibility: the high cost of land, the delays in licensing, the complexity of the legal framework and the high tax burden.
‘Contrary to what many, with militant fervour, would want us to believe, luxury and affordability are not opposing forces – they are complementary facets of a healthy market’, he stresses.
For Miguel Marques dos Santos, the real challenge is not reducing investment in luxury projects, but rather creating conditions that enable the promotion of affordable housing, creating a more balanced market that is capable of meeting the needs of Portuguese families.
